Window Cleaning in Rosemont for Plexes, Balconies and Late Fall
Most Rosemont homes can have their exterior windows cleaned from the ground or the street with a water-fed pole, including the upper floors of a typical duplex or triplex, as long as the building stays within three storeys. The things that change the job here are the housing itself: shared outdoor staircases, balconies stacked one above the other, narrow lanes behind the buildings and windows facing busy streets that pick up road grime quickly.
This guide covers what Rosemont owners and occupants should know before booking, from who is responsible for which windows in a plex to the timing of the last exterior visit of the year.
What Rosemont housing means for window access
Rosemont–La Petite-Patrie is mostly two and three storey plexes built in long rows, with single-family homes and newer condo buildings mixed in around the Angus area and along the larger boulevards. For window cleaning, that stock has a few consistent features.
- Front façades close to the sidewalk. The street-side windows are easy to reach with a pole from the sidewalk, but they collect exhaust film and dust from Rosemont, Saint-Michel, Pie-IX and the other heavy-traffic corridors faster than the back of the building does.
- Outdoor staircases and stacked balconies. Many plexes have iron or wood stairs out front and balconies at every level. The balcony door glass on the second and third floors is usually reachable from the ground, but the stairs and railings change where the pole can be set, so the crew works around them window by window.
- Rear lanes and small yards. The back windows often face a lane, a shed or a fence. Access through the lane or a side passage is usually enough, but a locked gate or a car parked tight against the wall can block a section.
- Older wood and newer PVC side by side. A lot of buildings have had windows replaced unit by unit, so one floor may have original wood sashes and the next has PVC casements. Pure-water cleaning is safe on both; the difference is mostly in how the frames and sills have aged.
Who books the windows in a plex
In an owner-occupied duplex or triplex, the owner often books the whole building at once, which is the simplest way to get every exterior pane done on the same day. When the building is fully rented, practice varies. Exterior glass on upper floors is commonly handled by the owner because tenants cannot safely reach it, while interior glass is usually left to each household. Our post on window cleaning in a rental plex goes through how landlords and tenants in Quebec usually split it.
For condo buildings around the Angus Technopôle and the newer developments near the rail line, the syndicate often controls exterior work. Check the declaration of co-ownership or ask the manager before booking anything on the outside of the building.
What the flat rate covers
Altara's flat rate is for the exterior. You pick a tier by window count on the pricing page, and the visit covers:
- exterior glass, frames and sills;
- cleaning with pure deionized water on a water-fed pole, so the glass dries without spots and nobody climbs a ladder against your balcony;
- screens rinsed in place.
Interior glass, screen removal and washing, and track cleaning are optional paid add-ons. Skylights, solariums, heavy mineral stains and post-renovation cleanup are quoted separately. If a screen is torn, the crew points it out so you can have it repaired; Altara does not repair screens.
The pole reaches up to three storeys from the ground, which covers nearly every plex in the neighbourhood. A taller building, or one where the only access to a wall is over a neighbour's roof or a steep slope, gets a site visit first.
Common window problems on Rosemont streets
Traffic film on the street side
Windows facing a main artery get a grey, slightly oily film that ordinary rain does not wash off. It looks like dullness more than dirt. Pure water with a brush handles it on a regular schedule; if it has been left for years, it may take a second pass.
Tree sap and seeds
Rosemont has mature trees on many residential streets and around Parc Maisonneuve. Sap and maple seeds stick to glass and sills in late spring, and fallen leaves pile into the sill corners in October. A fall clean clears the sills before they freeze full of debris.
Paint and renovation residue
With so many plexes being renovated, paint speckle and plaster dust on neighbouring windows is common. Light dust comes off in a normal clean. Hardened paint or mortar splatter is a post-renovation job and is quoted separately because it takes scraping by hand.
Timing in Rosemont
Exterior window cleaning in Greater Montréal runs from about March to November. Once overnight temperatures stay below freezing, water on the glass can freeze before it dries, which ends the outdoor season. Late October and early November are the final weeks, and they tend to fill up.
A fall visit is worth doing because the glass goes into winter clean, letting in more of the low winter sun, and the sills are cleared of leaves before snow sits on them. Spring is the other natural slot, once the snow and road salt are gone, usually in April.
Interior glass can be done year-round, so if you miss the exterior cutoff, an interior visit in winter followed by an exterior one in spring is a reasonable plan.
How often to clean
For most Rosemont homes, twice a year (spring and fall) keeps the windows in good shape. Street-facing units on busy corridors may want more. Recurring programs come with discounts: quarterly service is 10% off, bi-monthly 15% and monthly 20%. The bi-annual and annual programs do not carry a discount but send automated reminders so you do not have to remember to book.
Altara has cleaned windows at more than 7,800 homes across Greater Montréal, and every visit comes with a streak-free guarantee: if you see a streak, report it within 24 hours and the crew comes back at no charge.
Getting ready for the visit
- Unlock any gate to the rear lane or side passage.
- Move cars, bikes or bins away from the walls if they block a window.
- Tell the other units in the building which day the crew is coming, so balcony furniture and plants can be moved back from the glass.
- Note any window you want skipped or any screen you already know is damaged.
For an exterior-only visit, nobody needs to be home.
Frequently asked questions
Can the third floor of a Rosemont triplex be cleaned from the ground?
In most cases, yes. The water-fed pole reaches up to three storeys from the ground, which covers the top floor of a standard triplex. If outdoor stairs, a balcony roof or a narrow lane make a particular window hard to reach, the crew works around it or flags it for a different approach.
Does the window cleaning price change for a duplex versus a triplex?
The flat rate is based on the number of windows, not the type of building. A triplex usually has more windows than a duplex, so it lands in a higher tier. You choose the tier that matches your count on the pricing page.
Is it too late in the year to book exterior window cleaning in Rosemont?
Late October and early November are usually still workable, but the season ends once nights stay below freezing. If the exterior window closes before your visit, interior glass can be done over the winter and the exterior booked for spring.
